that's what made us back off the first time we looked. I think around 375-400 is probably the minimum in this area for something decent without a terrible commute.

If I can find something with reasonable condo fees, I might be willing to take a 2 BR condo in this area.

So we actually found a place we like. Has two big bedrooms and is good condition. And it's well within our budget (Would actually be less than I'm paying now)

And it's a short sale.  All I've ever heard are nightmare stories about short sales taking forever.

did the lender approve the number? If not, it may be a case where the owner (who really doesn't care too much) accepts the offer, then you start negotiating with the bank.

I don't think so. The price they had listed is not the "approved price" from the bank. However, when I compared it to everything else, it's on par with comparable units and might be a bit high as the appliances are somewhat dated.

Theres probably parts of fairfax with more violent crime than my neighborhood in DC but people will always mind fact.

quick google search has martinsburg with a higher crime rate than most of fairfax, the cost of living might be worth it to some, but that commute would be hell

Ironically enough, Fairfax is more diverse than some pretty large swaths of DC

However, if one looks at diversity in DC overall vs Fairfax overall, it's pretty equal.
